I’m Larisa Waters,

You’d likely never guess I’m in note investments – or any type of investments. I don’t drive an expensive car or wear flashy clothes, because I have no need to fool you. With me – and Nomad Note Investments – what you see is what you get. 

I don’t spend my days networking with slick-looking brokers, because I don’t have to. I’d rather spend my days walking in the woods with my girls, crafting something or learning something unexpected. This is the kind of life note investing allows.

Traveling has always been a soul-filling part of my life, from childhood road trips to international travel in my youth and even nationwide exploration during my tenure at a financial services company. Now it’s a part of my every day.

From Nesting to the Urge to Fly

Careers only allow for so many days of exploration each year. Then marriage, children and school can pretty much grind it all to a halt. That was us. We dreamed that we could travel again someday – maybe at retirement. But the itch became unbearable and we decided life was too short.  

I found no one could pay me enough to pretend their passion was mine – whether it was financial systems, IT, soapmaking or anything else. No one could give me anything that was worth more than the freedom to use my time however I decide is best.  

I discovered note investing, and we were able to buy an RV, consolidate our possessions, rent out our home and travel full-time. I’ve put in the time, sweat and headaches into this to ensure our money works for us – so we don’t have to work for it. I do this so I can be free to do what brings me joy and meaning.

    That’s me, Larisa. I connect you, the investor, with mortgage notes that are for sale. I source and purchase, perform due diligence and manage the accounts

  • Attorney

    Ensures that the legal documents (mortgage, note, deed) are correct based on each state's laws, and keeps us in line with state-specific laws when dealing with borrowers and when going through the foreclosure or bankruptcy processes.

  • Title Agency

    Certifies complete chain of title to make sure that an investor has clear title to the asset.

  • Mortgage Servicer

    Mortgage Servicer - Provides servicing, asset management, loss mitigation such as contacting borrowers if payments are late, makes sure payment is split between interest, principal, escrow and late fees, and makes sure that CFPB laws are followed.

  • Realtor

    Helps validate the value of a property, which determines whether there is equity in a property. A local realtor is a good resource for feet on the ground wherever a property might be located, and can assist in marketing and selling a property if necessary.
